Negotiated Design and Build Contract for Clifton College Preparatory School, Clifton, Bristol

New Multi Activity Hall (Value £595,000)

Background

The school required a multi activity hall and canteen for use by the Preparatory School pupils who are aged between 5 and 13.

After careful evaluation of options the best site was chosen. This was occupied in part by old ‘fives’ courts and an open play area within the existing school campus. The space available was very restricted. The adjacent Design and Technology Centre needed to be partially demolished and remodelled to accommodate the new block.

The use of the adjacent buildings and play areas had to be maintained in use throughout term time. Health and safety issues were therefore very important. In recognition of our expertise and experience in this field Kitto were appointed as the Planning Supervisor as well as Design & Build Contractor.

Being located in a prestigious residential area and planning Conservation Area, the design, materials and construction methods required detailed negotiation with the Local Planning Authority.

Kitto liaised closely throughout the project with the School, the Local Planning Authorities officers and their archaeologist, as well as the local residents, in order to achieve Clifton College’s objectives with minimum delay and keeping within their available budget.

Following the grant of Planning Permission in the June, construction commenced promptly within four weeks to take advantage of the summer holiday shutdown. The scheme was completed on time and to budget in the February.

The new building provides an indoor sports hall which is also used for up to 150 pupils for dining with kitchen, preparation and servery; changing rooms; toilets and plant room.
